TERMS & CONDITIONS

 1. BOOKING

1.1 A reservation is not confirmed until a booking confirmation number is provided.

1.2 All offers, prices, terms and conditions are subject to change without notice prior to a booking confirmation being issued.

1.3 Details of our services are subject to change at any time, however we endeavour to keep our website up-to-date with these details. 

1.4 Accommodation Package is the total of all booked services through The Ridge, being accommodation, ski equipment rental, lift passes, ski lessons, transfers, tours and any other associated costs.  

2. PRICES 

2.1 All prices are in Japanese yen and include a 5% consumption tax. 

3. DEPOSIT

3.1 Payment of a 25% deposit of the total accommodation is required via our online payment page to secure your booking. 

4. PAYMENTS

4.1 Outstanding Accommodation Package payments are required 60 day prior to check-in. Unless The Ridge is notified of any payment issue, your Accommodation Package will automatically be cancelled 50 days prior to booked check-in date and the registered credit card charged the total outstanding accommodation amount.  

4.2 If a credit card is not used for the deposit, a completed Credit Card Authorisation Form must be supplied to The Ridge to confirm the booking.  

4.3 For the protection of our guests, we provide a secure server for The Ridge online services that contain confidential information. This is encrypted by using Secure Socket Layer Protection (SSL), that was developed so that only the internet recipient should be able to decypher messages addressed to them. This will significently improve security of data provided by and to our customers. 

5. CANCELLATIONS 

5.1 Cancellation of accommodation total after 14 days of confirmation but more than 6 months prior to check in – half deposit forfeited. 

5.2 Cancellation between 6 months and 2 months prior to check in – full deposit is forfeited, ie. nil refund of deposit. 

5.3 Cancellation less than 2 months prior to check in – 100% of the accommodation total, ie. full amount of confirmation invoice is due and payable. 

5.4 Upon confirmation of your booking, you authorise The Ridge to charge any cancellation charges to your registered credit card.
6. BOOKING AMENDMENTS 

6.1 Where you do not utilise components of, or cancel any third party services confirmed in your Accommodation Package, the third party vendors terms will be upheld. Therefore, refunds will only be provided if available. 
6.2 Any confirmed third party service changes required due to unforeseen circumstances will be rescheduled to the best of our ability and service availability, however no guarantee provided.

6.3 If you reduce your confirmed accommodation dates less than 60 days prior to check in, 25% of the cancelled amount will be charged to your registered credit card.

6.4 You must make all requests for changes to your Accommodation Package in writing. Any changes will be noted in your booking confirmation and returned in writing. Verbal requests cannot be accepted. 

7. ACCOMMODATION 

7.1 We reserve the right to substitute or upgrade accommodation with other accommodation to a comparable standard and type. 

8. DAMAGES 

8.1 You accept responsibility for loss or damage to the accommodation, fittings, furniture and keys during your confirmed period of stay at The Ridge, and authorise all associated costs be debited to your registered credit card.

8.2 Your personal possessions, including lift passes and hire equipment booked by us are your responsibility during your stay at The Ridge. 
8.3 If any guest of The Ridge, or invited person, smokes inside an accommodation room or internal communal area, the associated registered guest's credit card will be debited a Y15,000 cleaning fee.

9. CHECK IN / OUT 

9.1 Your confirmed accommodation is available for occupation from 2.00pm on day of confirmed check-in. The accommodation must be vacated by 10.00am on the day of confirmed check out, unless otherwise agreed in writing by The Ridge. 

9.2 A completed guest registration form and valid credit card must be provided prior to room check-in. 

9.3 Japanese law requires that we obtain names, passport details, addresses and occupations for all guests. 

10. CLEANING 

10.1 Your accommodation room will be serviced daily, including garbage removal, vacuum and room tidy. 

10.2 Linen and towels are changed every 3 days, or once for stays 7 nights or less. Fresh towels an be provided more frequently upon request.

11. NON-SMOKING 

11.1 The Ridge is a non-smoking hotel. Designated undercover outdoor smoking areas are provided. Smoking on your room balcony is only permitted if the doors are closed. 

12. TRAVEL INSURANCE & LIABILITY 

12.1 The Ridge Hotel & Apartments is operated wholly in Japan and the law of Japan applies to all services provided. 

12.2 Any services provided by third party vendors fall under their terms and conditions. 

12.3 The Ridge Hotel & Apartments, our agents and third party vendors, are not liable for any loss, damage, delay, consequential loss, injury or death resulting from any act, alteration or omission by The Ridge Hotel & Apartments, our agents or third party vendors due to natural disasters, or other circumstances. 

12.4 From the date of your booking confirmation, you agree to protect yourself and the people in your group against all risks of travel, including cancellation of all or part of your Accommodation Package, with appropriate Travel Insurance arranged independently of The Ridge.

5. CANCELLATIONS

5.4 You authorise us to charge all cancellation fees to the credit card which you used to pay the deposit, or credit card noted on your supplied Credit Card Authorisation Form to The Ridge.

6. BOOKING AMENDMENTS

6.1 Where you do not utilise components of the Accommodation Package you booked and purchased from us, we cannot offer any refund in whole or part.

6.2 If you reduce your confirmed accommodation dates, 20% of the cancelled amount will be charged to your supplied credit card.

6.3 If your arrival time or date changes due to cancelled or delayed flights or any other reason, we cannot refund for any service that has been scheduled in accordance with your written instructions provided to us 14 days prior to arrival.

6.4 If your arrival or departure time, or date changes due to delayed or cancelled flights, or any other reason, accommodation, transfers, tours, associated ski hire and lift tickets may not be able to be rescheduled and you may have to repurchase services for the scheduled time, and there may be delays in supplying a rescheduled service or alternative service.

6.5 You must make all requests for changes to your Accommodation Package in writing, and where we are able to accommodate your requested change, we will supply a written confirmation. Verbal confirmations cannot be accepted.

7. ACCOMMODATION

7.1 We reserve the right to substitute or upgrade accommodation with other accommodation to a comparable standard and type.

8. DAMAGES

8.1 You accept responsibility for loss or damage to the accommodation, fittings, furniture and keys during your confirmed period of stay at The Ridge.

8.2 A valid authorised credit card is required as a security deposit and you authorise all fees and charges properly chargeable under this agreement to that credit card.

8.3 Your personal possessions, including lift passes and hire equipment booked by us are at your own risk during your stay at The Ridge.

9. CHECK IN / OUT

9.1 Your confirmed accommodation is available for occupation from 2.00pm on day of confirmed check in. The accommodation must be vacated by 10.00am on the day of confirmed check out, unless otherwise agreed in writing by The Ridge.

9.2 A credit card will be required prior to check in. You cannot check in to our accommodation until we have credit card details and authorization for use as a security deposit.

9.3 Japanese law requires that we obtain names, passport details, addresses and occupations for all guests. You cannot check in to the accommodation until we have this information.

10. CLEANING

10.1 Your accommodation will be serviced daily, including:

10.3 Servicing of accommodation, including bed making.

10.4 Linen will be changed every 3 days, or once for stays 7 nights or less.

11. NON-SMOKING

11.1 Our hotel and apartments are non-smoking. Designated undercover outdoor smoking areas are provided. Smoking on your apartment balcony is permitted if the doors are closed.

11.2 If anyone in your group has smoked inside the accommodation, you will be charged additional cleaning costs and costs incurred in compensating later guests who are affected by the smell of smoking.

12. TRAVEL INSURANCE & LIABILITY

12.1 The Ridge Hotel and Apartments is operated wholly in Japan and the law of Japan applies to all services provided.

12.2 Some services are provided by agents and principals, and their bookings are made subject to the terms and conditions of those agents and principals.

12.3 Subject to Japanese Law, The Ridge Hotel and Apartments, our agents and principals are not liable for any loss, damage, delay, consequential loss, injury or death resulting from any act, alteration or omission by The Ridge Hotel and Apartments, our agents or principals, any third party, natural disasters, or other circumstances.

112.4 From the date of confirmation, you agree to protect yourself and the people in your group against all risks of travel, including the possibility of having to cancel the holiday or alter the dates of your travel, with appropriate Travel Insurance which you will arrange independently of us.

The Ridge Hotel and Apartments is wholly owned in Australia and subject to Australian Law.
